Calculating Documentary Stamps

Doc Stamps are calculated at a rate of $1.50 per 1,000.00 of the sales price. See examples below for various sale prices. We adhere to Oklahoma State regulations when calculating documentary stamps.

Example #1

$150,000.00 Sales Price

150,000.00 divided by 1,000.00 = 150.00
150.00 x 1.50 = 225.00

Example #2

$2,150,000.00 Sales Price

2,150,000.00 divided by 1,000.00 = 2,150.00
2,150.00 x 1.50 = 3,225.00

Example #3

$79,122.33 Sales Price

You must round the sales price amount up to the next $500.00 before you do the calculation.

79,500.00 divided by 1,000.00 = 79.50
79.50 x 1.50 = 119.25

Example #4

$251,750.00 Sales Price

252,000.00 divided by 1,000.00 = 252.00
252.00 x 1.50 = 378.00

Mortgage Taxes Explained

Mortgage tax is calculated by dividing the amount of the mortgage by $100 (or part thereof), then multiplying that figure by a rate determined by the term of the mortgage, plus a 5.00 Certification Fee.

Calculating Document Recording Fees

Recording the first page of deeds, mortgages or other real estate instruments is $18.00 which includes an $8 recording fee and a $10 records preservation fee, each additional page to all real estate instruments is $2.00.

Example #1

Recording fees for a two (2) page Deed would be $20  ($18 for the first page and $2 for the second page)

Example #2

Recording fees for a fifteen (15) page Mortgage would be $46 ($18 for the first page and $28 for the remaining 14 pages at $2 per page)
